buying a new residential park home
NEVER EVER BUY A NEW HOME UNLESS YOU`VE INSTRUCTED AN OVERSEEING INDEPENDENT SOLICITOR
ESSENTIAL ADVICE WHEN BUYING A NEW PARK HOME.
* Verify that the site has a full residential license and ensure the site is "protected" under the Mobile Homes Act 1983.
* Verify Residential Status: Ensure the site has a "protected site" licence for permanent residential, not just holiday, use.
* Written Agreement: NEVER EVER commit, pay a deposit or other monies without first being provided with the full Written Statement from the site owner that you1ll be asked to sign, detailing your rights, pitch fees, and rules (e.g., age restrictions, pet policies). ALSO Keep a copy so you can check that the one you signed is the same as the one you saw.
* Solicitor Input: Use a solicitor specialising in park home law to review the contract.
* BE AWARE that some site owners have added terms to the usual Mobile Homes Act Agreement that are very seriously onerous.
* Site Owner Background: Investigate the reputation of the site owner and manager.
* Pitch Fees & Charges: Understand how pitch fees are reviewed annually and what they cover (maintenance of common areas, etc.).
* Utilities: Park homes often have water, gas, and electricity supplied by the site owner, with regulations in place to prevent overcharging. Ask about the supplied utilities BEFORE you commit
* Specialist Insurance: Park homes require specialised, non-standard insurance, typically covering structure and contents. Shop around for best cover and prices
* Quality Standards: New homes should meet high, modern, and energy-efficient standards. Check what guarantees are provided and how to make a claim if need be.
* Flood Risk: Check with the Environment Agency for flood risks before committing.
* Site Visit: Importantly, talk to as many current residents as you can about the site's atmosphere, management, and rules.
* Parking. As about where you and your visitors can park
* Purchasing Process:
* Resale Value: Be aware that while affordable, park homes may not appreciate in value
* Part Exchange: Many park operators offer part-exchange schemes to help sell your current home quickly. NEVER enter into any such agreement absent qualified legal advice
* Approval: Ensure the site owner approves your purchase, which is crucial if there are age constraints or pets are not allowed
